Butchering is usually applied to slashing or hacking weapons, although the deadly power granted by this property will work on any weapon. There is no need to activate this property, it is always on.
A Butchering weapon automatically confirms critical threats, removing the need to roll a confirmation roll.

All attacks with a Butchering weapon are supernaturally damaging, dealing on a successful hit. This is always hacking damage, and never affects the underlying weapons damage type, although if this property is applied to a weapon that already does hacking damage, all of the damage is added together for purposes of defeating damage resistance.
A Butchering weapon deals its full critical damage to any creature it critically hits, even if that creature is normally immune to critical hits.

Upon a roll of natural 20 the weapon automatically confirms the critical and delivers a special critical called a Butchering Strike. A Butchering Strike cuts off, or attempts to cut off, a major limb of the attacked creature.
Finally, a Butchering weapon inflicts the Crippled condition on any creature it critically hits, unless that creature is normally immune to critical hits. Creatures that are normally immune to critical hits do not suffer this condition.

To simulate this, on a natural 20 confirmed critical, a Butchering weapon inflicts the Maimed condition in addition to the normal damage of the attack.  Note that you cannot inflict Maimed more than once on the same creature.
This property does not stack with the benefit provided by Keen or any other magic property that improves critical threat range, but it does stack with feats, racial traits, spells, and/or class features that expand the critical threat range of a weapon (such as the Improved Critical feat).

Even worse, on any confirmed critical a Butchering weapon inflicts the Crippled condition in addition to the normal damage of the attack.  Note that you cannot inflict Crippled more than once on the same creature.

If the amount of damage from the critical hit and any damage imposed by the Crippled or Maimed condition is enough to kill the creature, it is of course killed, and its head was struck off.

Creatures that are immune to critical damage still take normal critical damage on all confirmed criticals from a Butchering weapon, but they cannot gain the Maimed condition via the Butchering Strike, or the Crippled condition from normal criticals.

Butchering (Melee Weapon Magic Property)

Enchant Cost: +7 (epic)

You must be level 21 or higher to equip, wield or wear an item with this property.

A Butchering weapon has been magically enchanted to aggressively seek out the throat, arteries, bowels, and other lethal points on an enemy's body. This property adds +2 to the critical threat range of a weapon. For example, a Longsword has a normal critical threat range if 19-20. With the 'Butchering' property, it becomes 17-20. The Butchering property does not modify the weapon's critical multiplier. There is no need to activate this magic property — it is always on.

A Butchering weapon automatically confirms critical threats, removing the need to roll a confirmation roll.

A Butchering weapon deals its full critical damage to any creature it critically hits, even if that creature is normally immune to critical hits.

Finally, a Butchering weapon inflicts the Crippled condition on any creature it critically hits, unless that creature is normally immune to critical hits. Creatures that are normally immune to critical hits do not suffer this condition.

This property does not stack with the benefit provided by Keen or any other magic property that improves critical threat range, but it does stack with feats, racial traits, spells, and/or class features that expand the critical threat range of a weapon (such as the Improved Critical feat).

Creation: Creator (Feat), Epic Creator (Feat), Bailiwick Check (DC 57), a blazing remnant (tier 5), and an item symbolic of the enchantment.
